Construction Project Superintendent

Summary

  • The Project Superintendent is responsible for overall project scheduling, quality, and completion. General responsibilities include project scheduling, quality control, subcontractor relations, material inventory, inspections, permit compliance, and safety.

Specific Responsibilities

Quality Control

  • Perform quality control inspections, subcontractor completion lists and punchlists, and follow thru with subcontractors to complete unsatisfactory items.
  • Schedule and lead subcontractor pre-installation meetings.
  • Receive material deliveries and manage inventory for each jobsite.
  • Oversee jobsite clean-up and material organization.
  • Responsible for project permit, environmental, and building code compliance.
  • Responsible for project Erosion & Sediment Control installation and maintenance.
  • Schedule inspections.
  • Responsible for daily jobsite photos and logs.

Schedule

  • Schedule subcontractor and material deliveries to maintain overall project schedule.
  • Assure all projects are completed on schedule and turned over with no outstanding completion items/punch list.
  • Schedule and supervise oaksATL manpower on project specific tasks.
  • Responsible for entering field crew timesheets through Buildertrend.
  • Project schedules are updated weekly.

Safety

  • Responsible for overall jobsite safety. Includes making sure employees are wearing required PPE and using safe jobsite practices.
  • Responsible for job site security and daily lockup.
  • Responsible for equipment and fuel storage, PPE safety equipment, and supply inventory.

Customer Service

  • Pre-construction Meetings are scheduled with owners to review project expectations.
  • Check-ins or project walk-thrus are performed bi-weekly.
  • Any additions or change orders are communicated immediately to owners and project managers.
  • Responsible for overall subcontractor relations to maintain a healthy subcontractor base to uphold our customer service and company values of quality, schedule, cost, and safety.

Reporting

  • Reports directly to oaksATL Director of Construction.
  • Attends weekly project management meetings. All reporting needs to be updated at the start of each meeting, including schedules, to-do’s, rfi’s, and change orders.

General Working Hours

  • Monday - Friday 8:00 am - 4:30 pm.
  • Saturdays as needed. Hours may vary based on needs of the projects.

Compensation

  • Salaried compensation: commensurate based on experience.
  • Benefits:
  • Paid Vacation Time: 3 weeks plus company holidays
  • $550/month expense budget for personal phone and vehicle use.

Bonus Package

  • If full project fees are consistently met on all projects, the potential annual bonus amount is up to 10% of the superintendent's annual salary paid out at the end of the fiscal year.

Qualifications

  • High School Diploma or Equivalent
  • Valid Georgia’s Drivers License.
  • Minimum 3-5 years experience in residential or commercial construction or Bachelors Degree in Construction Management.
  • OSHA 30-hr Safety Certification Preferred.
  • Buildertrend experience preferred (or equivalent project management software).
