Understanding Affordable Housing on Atlanta’s Westside

At OaksATL, we’re honored to partner with mission-aligned organizations to build a thriving, mixed-income community in English Avenue. Our calling is to keep long-term, affordable rentals available, even as prices rise across the city.

Our work aligns with the Westside Framework Plan (2017), created by neighbors, the City of Atlanta, and many of our nonprofit partners. The plan commits to keeping a percentage of all housing in English Avenue permanently affordable. By holding properties long-term, OaksATL is committed to preserving affordability for generations.

What Makes a Home “Affordable”?

Affordable rentals are designed so that families pay a fair share of their income on rent, rather than paying the current market price. Each year, the federal government calculates the Area Median Income (AMI) for metro Atlanta. This data informs where OaksATL sets rental rates to insure that our tenants are not rent burdened.

Do You Qualify?

We currently serve families earning 50%–80% of Area Median Income (AMI). Household income includes the combined income of all adults (18+) living in the home. Through our pre-qualification process, our team will help determine whether you meet our income requirements. If your income falls outside this range, we encourage you to explore housing options with our community partners.

As a part of our strategic planning process, residents shared aspirations of renting larger apartments, moving into single-family homes, or becoming homeowners. We would love to introduce you to nonprofits working in our community who can help you grow your income, job skills, and create other margins in your life to rise while renting at OaksATL.
